EFFECTIVE APRIL 15, 2017 ALL CREDIT CARD CHARGES WILL be CHARGED 2% extra. This is only for NEW transactions/accounts starting on and after April 15, 2017. Current Contracts will NOT be affected


Owner Financing with NO QUALIFYING is available on All parcels WITH A FINANCED AMOUNT of $600 or more. A minimum of 10% down of the purchase price is required.

: the rules are not set in stone. this is the general finance term options... If the financed amount is:

  • $600-$2,999 may be financed up to 12 months.
  • $3,000- $4,999 may be financed up to 2 years.
  • $5000- $7,999 may be financed up to 3 years.
  • $8,000-$9,999 may be financed up to 4 years.
  • $10,000- $14,999 may be financed up to 5 years.
  • $15,000- $19,999 may be financed up to 6
  • $20,000- $29,999 may be financed up to 7 years.
  • $30,000- $39,999 may be financed up to 8 years.
  • $40,000-$49,999 may be financed up to 9 years.
  • $50,000-$69,999 may be financed up to 10 years
  • $70,000-$99,999 may be financed for up to 15 years.
  • $100,000-$199,999 may be financed for up to 20 years.
  • $200,000 + may be financed for up to 25 years.

As with All Real Estate Transactions please use Due Diligence. Due Diligence includes but is NOT limited to the following:

  • Physical Inspection of the Property
  • Suitability of the property for the buyers intended usage.
  • County Requirements for the properties intended usage.
  • Buyer shall verify all GPS coordinates, if provided.


All parcels are being sold on a Contract for Deed (Land Sales Contract). The actual Title to each parcel will be conveyed to the Buyer only after the entire purchase price has been paid in full or any outstanding loan balance completely repaid. We elect this method to keep the price of our property as low as possible. Conveyance of Title does NOT hinder the buyers Full enjoyment of any property.

---------------------------------------------------------------------------------------------------------- Title Insurance - Buyer may elect to purchase Title insurance on any property. Buyer may choose a Title Company that is acceptable to BOTH parties. Buyer is responsible for any and all costs associated with the title company, title insurance fees, closing fees, etc.



The Buyer will be required to pay $90 for the preparation of the contracts, deeds and other necessary documents. This is the $90 listed and referenced on individual webpages.

DUE to increased Filing Fees with numerous counties of certain states, the following amounts will be charged in addition to the above $90 doc. fee,: (state legislators caused this): ie. Klamath County recording fee went from $42 to $84. Nevada recording fees went from $14 to $35 (indigent care HOUSING fee . Really?)

Utah: all counties $40 (thanks to the state legislature)
